What Makes this home Green?
Co-Owner Ted Clifton of Legend Homes is at it again – designing and building another legendary net zero home to call his own. Taking what he learned from the first one and vamping it up for the second one, Parkstone is a true powerhouse. This family home has 2210sf of heated space plus 611sf of unheated garage/flex space, with 5-bedroom, and 3-bathrooms. The home is a 3-in-1—a big family home now and in the future, with the removal of a spiral staircase, it could be a 2-bedroom aging-in-place home with a guest house stacked on top.
Located on 7.3 acres in the forest, the land has some interesting hydrology that prompted additional permitting and stormwater requirements. But it was all worth it to get to step outside and hear the calming trickle of the stream running through the lot while enclosed by the mature forest. While many trees had to be cut down, most of them got milled into usable lumber which has been incorporated back into the house in posts, siding, and finish details.
Parkstone is a testament that building net zero in the forest is possible!

Site
The home was designed to be south-facing so all the living spaces are naturally lit during the day and the sleeping areas are cooler and darker, reducing the need for electricity. The soffits are elongated to allow for shading in the summer.
The home is all electric, with car charging for two. No fossil fuels are needed.
The entire envelope of the house is highly energy efficient and made from long-lasting materials. The space is used wisely and efficiently.
All the trees and shrubs have been replanted at a 10:1 ratio. the trees cut from the property are milled and will mostly be used on site.
Energy
- The home has a 17.16kW solar array on the roof.
- Appliances are Energy Star certified.
- A highly efficient air-to-water heatpump with hydronic radiant heating is used to heat and cool the house.
- Fresh air is brought into the home via Earth Tubes, through a HEPA filter, heated or cooled with the heat pump, and delivered to the bedrooms and living areas continuously.
- Bathroom exhaust and range ventilation are balanced with the intake fan.
- The home meets LEEDs air sealing standards to retain heat and cooling.
- The windows are triple pane, argon-filled Low-E coated.
- Made using SIPs the home has R-29 walls & an R-45 ceiling.
Water Efficiency
All fixtures are WaterSense certified and low-flow.
A hot water recirculation system assures that occupants never have to run the tap waiting for hot water.
Landscaping is all native species or drought-tolerant. Any stormwater not soaked up by plantings, runs through a phosphorous filter and is returned to the stream.
Accessibility
The driveway is long with ups and downs and made from gravel.
There are a set of narrow spiral stairs inside to get to the second floor, or there are a normal set of stairs on the exterior to get to the second floor.
Materials & Resources
Cedar, Fir, and Hemlock from the trees cut down on site were reused throughout the project as posts, siding and finish details.
Maple cut from another project almost a decade ago is used for bar tops, and stair treads.
Flooring is locally milled utility grade Fir.
Indoor Air Quality
- Fresh air is brought in via earth tubes, through a HEPA filter, heated or cooled as needed by the heat pump, and distributed continuously to bedrooms and living areas.
- Bath and range exhaust is balanced by the intake fan and silenced, so that range exhaust can actually be used when needed.
- The heating, cooling, and hot water system is powered by a Chiltrix CX-65. The most efficient heat pump in the world. Delivery is via radiant floors, fan coils on both levels, and a Comfopost installed in the fresh air delivery system.
- Thermodrain Drainwater heat recovery completes the system with a reported 41% heat recovery of waste water.
